Amigratus

Ami-gratus , from the Latin Ami, meaning Friend and Gratus meaning Attractive.
Noun - Attractive friend.
This word is used to describe friends who have a sexual or romantic attraction to each other but aren't seeking to fulfill or even acknowledging that attraction. Commonly used to explain a man and woman who are friendly with each other but the sexual possibilities between them make the term "Friend" inappropriate.

Cute, and awesome girl. You always put smile on your face. You have a crush on someone, but you are to shy to tell him. Very friendly. And you can be a very good listener to everyone.

Shackteâu

A Shackteau is a humble, weather-beaten, structurally questionable shelter located in a spectacular or highly coveted place—Wales, Jackson Hole, Sun Valley, Crested Butte, coastal Maine, the Alps—where the building itself may be worth almost nothing, but the dirt, view, access, and mythology make it absurdly valuable.
In use:
Shackteâu - We thought it was an abandoned shed until the realtor called it a rare alpine Shackteâu with unobstructed views and listed it for $2 million.
