Eviction of tenants resulting from a planned renovation of their apartment building.

Coined by Heather Pawsey in Vancouver. Truly an urban word.

The elderly couple faced renoviction when their landlord served them notice that they had 60 days to vacate. They feared that gentrification would price them out of the entire neighborhood.

The act of evicting tenants from their rental houses and apartments by greedy landlords who announce huge renovation plans that require the emptying of units to be renovated. Once out, the tenants are not allowed to renew their leases until they agree to huge rent increases, sometimes double what they paid before.

This is a portmanteau word, a combination of renovation + eviction, invented by Heather Pawsey of Vancouver, Canada.
We got a renoviction notice today from the new building owner... they're going to divide the living room to make a new bedroom and replace the kitchen cabinets. We'll have to move out, but we're welcome to come back at double the rent.

Renoviction

Forced eviction of a rent controlled apartment, for the purposes of renovation and upgrade the property.

Often done by private landlords with apt units in their primary home, for the purposes of moving a 'family' member into the unit, and converting rental space back into a quasi single family home again. However, often these units will eventually rent for far more money.

Tennants often have no recourse because the rental unit lease or intent to rent letter is enough to allocate funds from welfare but not legal enough for LTB Landlord tennant Act. Police will not press charges on land lord because the do not understand that the lease itself is ilegal/criminal and the LTB expects police to press charges and not a civil case. LtB won't hear these intent to rent agreements which in some cases are over 5yr tenancies

Renovacation 

What you call when you take vacation time from work and spend the entire time doing renovations around your home, rather than relaxing or going on a trip.
I had a great renovacation. New flooring, replaced some cabinets and painted three rooms. Alas, back to the grind tomorrow
