Cost segregation is an accounting methodology based on the concept of accelerated depreciation. Instead of depreciation of your building as whole, a cost segregation study breaks out the sub components of your building to achieve you, the building owner, tax deductions now for those items that are going to be needing replaced verse later. This change in accounting method will gain you the building owner a larger tax deduction to offset how much you owe in taxes. A cost segregation engineering company is who performs the cost segregation process.

Gender segregated marriage is the marriage of two men or two women regardless of whether or not they are gay or straight. It refers to same-sex marriage (aka gay marriage) but is used instead to stress the lack of gender integration in same-sex households. This takes the focus off homosexuality and highlights the gender issues.

expecting a "low income, poor family" to have good credit to rent "low income and tax credit" housing seems like subliminal segregation". The very demographic those programs are funded dor actually bar most low income and poor minority families by leaving policy open for interpretation or loosely constructed land only those with CPNs and ITIN's are able to really benefit.
